If you’ve strolled through Edgewater recently or kept up with the latest real estate buzz, you’ve likely noticed the surge of new construction transforming this prime bayfront neighborhood. Fueled by high demand for luxury condos and its unbeatable waterfront location, developers are continuously adding to Edgewater’s impressive skyline.

And it’s easy to see why—Edgewater offers breathtaking bay views, an active lifestyle centered around Margaret Pace Park with its tennis, basketball, and volleyball courts, a dog park, and a marina. Its central location provides seamless access to Wynwood, the Design District, Downtown Miami, and just a short scenic drive to South Beach, making it a top destination for those seeking luxury and convenience.

What was once an overlooked neighborhood has now solidified its place as one of Miami’s most sought-after high-rise communities.

Here’s a look at the newest condo developments shaping the future of Edgewater!

Aria Reserve, 700 NE 24th Street

Status: South Tower will receive its TCO in Q1 2025. North Tower is on track for a late 2025 completion.

What’s special? Tallest twin towers on a U.S. coastline – developed by Melo Group. Owners are allowed to rent up to 4 times a year.

 

 

Rising on more than five acres of a one-of-a-kind waterfront reserve, Aria Reserve features two Arquitectonica-designed towers poised to become an iconic addition to the bayfront, thanks to a unique zigzag pattern adding distinction to their façade. Rising 62 stories, they will also be the tallest residential twin towers in the U.S. 

Offering a total of 782 oversized luxury residences, living at Aria Reserve, you will have an unbeatable combination of direct water views, 11-foot-deep terraces, East-to-West flow-through floorplans, and a dedicated office/bonus room in all residences. The 62-story towers will feature couture-inspired interiors by MORADA Haute Furniture Boutique, and all of this is available at some of the best price points for luxury condos in all of Miami.

Vida Residences, 410 NE 35th Terrace

Status: Broke ground in December 2023. Completion is scheduled for 2026.

What’s special? Luxury, turnkey, waterfront, flexible rental condos with a private beach club in South Beach – developed by Urbana Holdings. Owners can instantly double their income by splitting their units based on FlexShare floor plans, allowing owners to rent partial areas of their units.

 

 

Positioned to appeal to the digital nomad as much as the investor, Vida Residences will be delivered fully furnished and ready for short-term rental platforms like Airbnb, HomeAway, or Expedia. The 9-story building will be built with a sophisticated profile designed by Miami’s acclaimed architect, Kobi Karp.

Villa Miami, 700 NE 29th Street

Status: Broke ground in December 2024. Completion is scheduled for Q4 2027.

What’s Special? A lot. Villa Miami, first, is delivering ultra-luxury. It will be Edgewater’s first and only residential building featuring only full or half-floor residences, plus a rooftop helipad. Developed by One Thousand Group in partnership with the Terra Group and Major Food Group. Shares some architects and developers with Zaha Hadid’s famous One Thousand Museum in Downtown Miami, and will have an exoskeleton.

 

 

Rising 58 stories with only 65 luxury condos, this waterfront tower will house no more than two modern residences per floor. Designed by ODP Architects, The Villa will feature an exquisite copper-clad exoskeleton that won’t just make it a landmark on the bay, but also open up interior space and enhance view corridors inside the residences.

With interiors by New York’s highly acclaimed Charles & Co and gourmet kitchens designed by Chef Mario Carbone, residents will be able to fully embrace the “villa” lifestyle in their bayfront sky homes. The tower will feature an ambiance of romanticism, enhanced by the use of rich materials, wooden floors, and fine stone throughout. It will also connect to a separate 9-story garage with 193 parking spaces, rooftop activity space, and commercial space.

Cove Miami, 456 NE 29th Street

Status: Expected to break ground in Q1 2025. Completion is estimated in 2027.

What’s special? New York-based SB Development’s first residential venture in Miami offers elegant, boutique residences in a stunning, bayfront tower with water views at every turn. 

 

 

Rising 40 stories adjacent to the Icon Bay condos, this Kobi Karp-designed tower will incorporate nature, natural elements, and other thoughtful touches to offer a unique Zen ambiance on the water. Short-term rentals will not be allowed to preserve resident privacy.

Edge House, 1825 NE 4th Avenue

Status: Completion is expected in 2027.

What’s special? A smart, centrally located investment opportunity that offers full rental flexibility with the tranquillity of waterfront living – developed by Peru-based Grupo T&C.

ELLE Residences, 3618 NE 5th Avenue

Status: Expected to break ground in 2025. Completion is expected in 2027.

What’s special? The world’s first ELLE-branded residences with décor that would seem right out the pages of the Parisian fashion magazine – developed by Vertical Developments and Urban Network Capital Group. Owners will be allowed short-term rentals with the convenience of a fully managed flexible rental program.

 

 

An exclusive partnership between world-renowned ELLE Fashion Magazine, Vertical Developments, and Urban Network Capital Group, ELLE Residences is a short-term rental project allowing owners to use flexible rental platforms or use a fully managed rental program for stress-free investing.

Designed by Behar & Partners, ELLE residences will arrive as a turnkey collection of 180 fully furnished and finished residences rising only 25 stories, ranging from studios to one-bedroom residences from 450 to 845 square feet. Residences in this modernist tower will feature carefully curated interiors by The One Atelier, including sophisticated European elements and wraparound balconies.

Stand-out Amenities: A French Riviera-inspired sundeck with a resort-style pool and private cabanas, a state-of-the-art gym, an ultra-luxe spa with steam, sauna, cold plunge, and Himalayan Salt Wall, a residents-only lounge with bar and entertainment space, a meditation garden, and more. 


EDITION Residences, 2121 N Bayshore Drive

Status: Expected to break ground by Spring 2025. Completion is estimated 36 months after groundbreaking. 

What’s special? The world’s first stand-alone EDITION Residences, without any hotel or transient use – developed by Two Roads. Six luxury guest suites available for use by owners.

 

 

All luxury residences at Edgewater’s EDITION will feature sweeping bay and ocean views, 12-foot-deep residences, designer kitchens with branded appliances, an under-counter wine cooler, spa-inspired bathrooms, spacious walk-in closets, and a host of à la carte hospitality services powered by the EDITION Hotels luxury brand.

Replacing the bayfront Biscayne 21 condo building, the EDITION Residences will be part of a three-tower luxury condo complex. The 3.5-acre complex is positioned to afford two waterfront exposures. Rising 55 stories with only 185 bespoke residences, the waterfront high-rise will feature an all-glass, moon-like reflective exterior designed by Miami’s prolific Arquitectonica. Canada-based Studio Munge will be designing all interiors.

Stand-out Amenities: 45,000 square feet of indoor-outdoor amenities managed and operated by EDITION Hotels. VIP status and preferred rates at hotels within Marriott International’s luxury portfolio. 

Other amenities include two resort-style pools, a full-service world-class spa, private training studios, a club lounge, a cinema, a library, a kids’ club, a teen room with VR gaming, a dog spa, a dog park, an array of secret gardens, and much more.

Art + Tec Development’s Proposed Condo-Hotel, 2650 Biscayne Boulevard

Why we’re watching: Five-lot assemblage, including 2650 Biscayne Boulevard, 250 NE 27th Street, and 265-245 N.E. 26th Terrace, to be redeveloped as a condo-hotel.

Developer Art + Tec will add to his five-lot, 0.7-acre assemblage to build a condo-hotel within a mile of Trader Joe’s and Margaret Pace Park. Zoning allows for a 36-story tower with up to 103 condos or 206 condo-hotel units. Kobi Karp will likely be the architect of choice for this new construction in Edgewater, Miami.


Peru-based Grupo T&C’s Residential Tower, 423 Northeast 27th Street

Why we’re watching: It will be interesting to see which of two commissioned condo projects the South American developer will choose to build on this key parcel. 

In February 2024, Paris-based Groupe City sold its 37,479-square-foot Edgewater assemblage to Peru-based developer Grupo T&C. Grupo has engaged two architects to draw up separate plans for their proposed condo tower, from which they will make a selection. The developer ultimately plans to build a boutique condo with partial water views.


Second Condo Tower Proposed by Grupo T&C, 1825 and 1837 NE 4th Avenue

Why we’re watching: Potential short-term rental-friendly tower opposite Margaret Pace Park.

About a decade after acquiring its first development parcel in Edgewater, Peruvian developer Grupo T&C led by William Ticona submitted plans to build a 60-story tower with 592 short-term rental condos in April 2024.


SB & Hazelton’s 55-story Residential Tower, 419 Northeast 19th Street

Why we’re watching: New York-based partners SB Development and Hazelton Capital Group are back to the drawing board for their bayside parcel; we expect the duo to announce an on-trend luxury residential project in this condo-dense area. 

Seated right behind the Cité on the Bay condo tower, the developer duo paid about $12 million for all 13 units at the Belmar condo in August 2023. Reviving their proposed residential venture, the co-developers submitted plans for a Fogarty Finger-designed 55-story tower featuring 463 units and 180 parking spaces in a podium. The partners have already terminated the condo association but were sent back to the drawing board to reduce the scale of the project.


2900 Terrace, 421 N.E. 29th Street

Why we’re watching: Potential apartment tower with larger-than-usual floor plans and 102 electric vehicle charging stations.

Presented to Miami’s Urban Development Review Board for approval in November 2023, developers Oak Row Equities and Lndmrk Development proposed building a rental tower west of the Biscayne Beach condo on the bay. Units will range from a spacious 756 to 1,520 square feet, with a range of one bedroom with den to three-bedroom floor plans.

Designed by Arquitectonica, the 32-story tower will include 324 apartments, 16,257 square feet of commercial space, and 504 parking spaces. With amenities starting on the sixth and seventh floors, residents will enjoy access to two pickleball courts, golf simulators, a pool, saunas, a gym, a kid’s play area, and coworking space – essentially everything needed to live your best life.


35-story Mixed-use Tower, 3200 NE Biscayne Boulevard

Why we’re watching: Potential resi-hotel by Urbanica Hotels next to the key transit corridor. Submitted to Miami’s UDRB, the developer has requested several waivers to develop the project.

Green Circle Development LLC, an affiliate of Urbanica Hotels, submitted plans in March 2024 to build a 35-story mixed-use tower featuring a compact urban hotel. The Arquitectonica-designed tower will include 110 residential units and 108 lodging units, along with 5,000 square feet of commercial space, 2,000 square feet of office space, and up to 332 parking spaces in a screened podium.

Featuring several distinctive design elements, such as arches on the ground floor and palm tree accents, residential units will be located on floors 24-33, with sizes ranging from 660 to 1,433 square feet. Amenities will include multiple pools, lounge areas, a fitness center, a children’s room, a ground-floor restaurant, a coffee bar, and more.


Grupo T&C’s 57-story Residential Tower, 404 to 436 Northeast 35th Street

Why we’re watching: Potential condo-apartment tower on 0.8-acre assemblage.

While the assemblage is zoned to carry a 36-story tower with 124 residential units or 248 hotel rooms, developer Grupo T&C is pushing plans to build a 57-story tower featuring condos and apartments. Likely to file plans in Q1 2025, the Peruvian developer has proposed building between 600 and 800 units, with the condos allowing flexible rentals. 


UNCG and Vertical Developments’ Condo-Hotel, 445 NE 36th Street/3618 NE Fifth Avenue

Why we’re watching: Plans for a branded condo-hotel fronting Martell Park and the Julia Tuttle Causeway. It was approved by Miami’s Urban Development Review Board in February 2024.

In 2023, developers Urban Network Capital Group (UNCG) and Vertical Developments acquired a 0.45-acre parcel between 36th Street and Interstate 195 to build a condo-hotel. The Kobi Karp-designed tower will rise 27 stories with 180 units and about 7,290 square feet of ground floor retail/commercial space. The bayfront tower will feature two amenity decks, one on the rooftop and another atop its parking podium. Developers are in talks with a potential branding partner.


Denny’s Restaurant Site, 3600 Biscayne Boulevard

Why we’re watching: Since zoning allows the development of 500 residential units per acre, we’ll be watching what is approved to come up at this key parcel just off the I-95 on NE 36th Street.

Developer Pacific Star Capital seeks approval to replace the Denny’s Restaurant site with an 18-story mixed-use building with 175 apartments, about 37,000 square feet of retail, and 366 parking spaces as well as a grocery store. The project is designed by Miami-based Alfonso Jurado Architecture and will feature units ranging from 679 to 2,290 square feet in size. Although we’re sad to see Denny’s go, we’re equally excited to see what is planned for this prime parcel.


Tower 36, 3601 Biscayne Boulevard & 345 and 409 NE 36th Street

Why we’re watching: As One Thousand Group, developer of the Zaha Hadid-designed One Thousand Museum, switches plans from building an office tower to developing a luxury condo, we look forward to more details unraveling as the project goes through approvals.

One Thousand Group paid $53 million to acquire a former gas station property in December 2024. The gas station assemblage, across the street from the Denny’s restaurant site, spans 1.6 acres and is a prime parcel overlooking the Julia Tuttle Causeway.

Tower 36 is designed by New York-based KPF Architects. The proposed mixed-use will rise 635 feet with 312,058 square feet of sellable/leasable condo or office space, 29,109 square feet of commercial space, and 671 parking spaces. Boasting amenities similar to those in Downtown’s One Thousand Museum, the high-rise will feature a rooftop helipad and lounge, a private members club, multiple food and beverage concepts, and wellness uses.


Aimco’s 38-story Rental Tower, 560-640 Northeast 34th Street

Why we’re watching: Aimco’s boutique luxury rental project that has been in the works for the past two years and recently downsized to appeal to its neighbors.

With Aimco securing a $228 million loan in September 2024, the Denver-based developer is well-positioned to begin constructing its 38-story apartment tower. Planned to rise immediately south of the for-sale Hamilton Tower, it was formerly known as Hamilton House. The unnamed tower will feature 114 luxury residences averaging 2,500 square feet and 7,000 square feet of ground-floor retail.


Metro 2 at Edgewater, 3055 Northeast Fourth Avenue

Why we’re watching: Second phase of the recently completed Metro Edgewater, a 32-story tower with 279 units. Plans for Metro 2 are submitted to the city’s Urban Development Review Board.

Following the success of Metro Edgewater, co-developers Camino Capital Management, Lujeni, and Building Block Realty proposed a 28-story mixed-use next door. The Burgos Lanza & Associates-designed tower will feature 103 rentals on floors 15 through 28. Units will range from 748 to 1,374 square feet in size, with a mix of one- to three-bedroom layouts.

Metro 2 will also be home to 60 hotel rooms on floors 8-14, 35,134 square feet of office space, 9,745 square feet of ground-level commercial space, and 220 parking spaces. There will be separate amenities and lobbies for the hotel and apartments. Some amenities include two pools, a salt room, a sauna, and an outdoor gym.


Related Group & Lndmrk Properties’ $12M Assemblage, 519, 525 and 535 N.E. 29th Street

Why we’re watching: There’s been no action since 2023 for this assemblage, but we’ll be keeping an eye out for announcements and approvals. The three-parcel assemblage was acquired by the Related Group and Lndmrk Properties in June 2023.

As per current zoning, the 18,000-square-foot assemblage can carry a 60-story residential tower with 62 units. What makes this site exceptionally valuable is that any future development will enjoy uninterrupted water views, as the only thing standing between the parcel and the bay is Biscayne Beach's four-story pool deck.


41-Story Project, 2600 Biscayne Boulevard - Luxury Rentals and Office

Why we’re watching: Luxury rental and office building 2600 Biscayne broke ground in April 2024. 

Miami’s Urban Review and Design Board approved plans from developer 2600 Biscayne Property LLC and Oak Row Equities for a 41-story tower at 2626 Biscayne Blvd., and in 2023 the FAA approved two cranes to start construction. 

The mixed-use residential tower designed by Arquitectonica’s Bernardo Fort-Brescia has been planned with 399 residences, 109,643 square feet of offices, 6,122 square feet of commercial use, and multiple parking levels on a podium.

Is Edgewater Miami up and coming?
