Your Home Is Worth $1.2M Online. But Is It Really?

If you’ve checked your home’s value online lately, you may have seen a number that made you smile—or left you wondering where it came from.

Automated home valuations have become incredibly useful. Within seconds, an algorithm can analyze recent sales, property records, square footage, neighborhood data, and market trends to estimate what your home might be worth.

But there’s one thing an algorithm can’t do: walk through your front door.

And in Miami, that can make a significant difference.

Two homes with similar square footage on neighboring streets can have very different market values. One may have a new roof, impact windows, updated electrical and plumbing, beautiful natural light and a backyard designed for entertaining. The other may need substantial updating. On paper, they can look remarkably similar.

Some details are difficult for an automated valuation to fully measure: the quality of a renovation, the functionality of a floor plan, curb appeal, privacy, street location, views, lot usability, surrounding properties and even how a home feels when you walk through it.

So, what is your home actually worth?

The best way to determine that isn't by ignoring online estimates—it's by putting them into context.

A professional market analysis looks at recent comparable sales, current competition, homes that failed to sell, price reductions, and what buyers are actually responding to right now. Then those numbers are adjusted for the characteristics that make your property different.

And sometimes the online estimate is surprisingly accurate.

Other times, the real market tells a very different story.

That's especially true in Miami, where values can change considerably from one neighborhood to another—and sometimes from one street to the next.

So, the next time an online estimate tells you your home is worth $1.2 million, consider it a useful starting point.

The more important question is: what would a buyer be willing to pay for it today?

That number requires more than an algorithm.

If you're curious about your home's current market value, we would be happy to prepare a personalized, no-obligation market analysis based on your property and what's actually happening in your neighborhood.
